These Terms & Services (“Terms”) govern access to the website at landereien.com and the home-improvement design, planning, and finishing services offered by Landereien (“Landereien”, “we”, “us”). By browsing this site, submitting a form, requesting an estimate, or entering a project agreement, you agree to these Terms. If you do not agree, please do not use the site or request services.
Landereien is a home-improvement studio. We plan and deliver kitchens, bathrooms, interior painting and finishes, flooring, lighting refreshes, custom carpentry, exterior improvements, additions, and whole-home programmes. We work through written scopes, sequenced trades, and a named project lead. We are not a general marketplace, not a lender, and not a materials retailer except where goods are specified and supplied as part of an agreed project.
Content on this website—including project stories, photographs, price starting points, calculators, and package names—is illustrative. Every house is different. Structure, services, access, existing finishes, and household requirements change both programme and cost. Nothing on the site is an offer capable of immediate acceptance until a written proposal is issued and signed.
You may browse pages, read about services, and submit forms for personal, non-commercial enquiry. You agree not to misuse the site, including by attempting to disrupt its operation, scraping content at a scale that burdens the service, submitting automated or deceptive forms, or uploading material that is unlawful, defamatory, or infringes the rights of others. We may suspend access if we reasonably believe these Terms are being breached.
All trademarks, layout, copy, illustrations, and the Landereien name and house mark are owned by us or used with permission. You may not copy the site design, rewrite our project descriptions as your own marketing, or use our logo without written consent. You may share links to public pages and use the social-sharing tools in the footer.
Forms on this site are client-side collection points for your message. Submitting a form is a request for contact, not a booking and not a contract for works. Indicative ranges from the on-site calculator, package starting prices, and similar completed projects are planning tools only. A representative may follow up by email to clarify rooms, timing, and photographs.
A consultation, whether described as complimentary or otherwise, does not oblige either party to proceed. If we visit a home, the visit is for survey and conversation. We do not provide structural engineering, legal, or financial advice unless a separate professional is expressly engaged in writing. Recommendations about layout, materials, and sequence are professional opinions based on information you supply and conditions we can see.
Home-improvement work proceeds only under a written agreement that typically includes: a description of rooms and works; drawings or a specification where relevant; an allowance or fixed sum for labour and specified materials; a programme with key weeks; payment stages; exclusions; and a process for variations. Until that document is signed, either party may decline to continue without penalty, except for any agreed survey fee stated in writing in advance.
The scope is the rooms and tasks listed. Items not listed—such as unforeseen rot, asbestos, hidden services, upgrades required by regulation after opening-up, furniture, styling accessories, and appliances not named—are excluded unless added by a written variation. We will pause and write to you if opening-up reveals conditions that change the safe or proper way to finish the work.
Dates are estimates based on a habitable house, reasonable access, timely decisions, and supply of specified goods. Delays caused by late client choices, restricted access, other contractors you engage, or force majeure (including severe weather, utility outages, or supplier failure beyond our control) extend the programme by a fair equivalent period. We protect lived-in rooms as described in the method statement; you agree to keep children, pets, and valuables away from active work areas as we instruct.
Natural materials—timber, stone, plaster, and handmade tile—vary in tone and grain. Samples indicate character, not a pixel-perfect match. If a specified product becomes unavailable, we will propose an equivalent in writing and will not substitute a lesser grade without your approval. Care guides issued at handover form part of how finishes should be maintained; neglect or unsuitable cleaning may void finish warranties we pass through from makers.
Changes you request after signing, or changes required by discovered conditions, will be priced and timed in a variation notice. Work on that change does not start until you confirm. Silence is not consent. If a change reduces work, we will adjust fairly for labour not performed and for materials already purchased in good faith.
Payment stages are set in the project agreement, commonly a booking sum, progress sums tied to visible stages, and a retention released after snagging. Late payment may pause the programme after written notice. Title in unfixed goods remains with Landereien or the supplier until paid. You are responsible for any taxes applicable to the works in your jurisdiction.
Practical completion occurs when the rooms can be used for their intended purpose and remaining items are minor. We will walk the rooms with you, record a snag list, and close those items within a reasonable period. Cosmetic preferences that were not in the specification are not snags. A follow-up visit, where included in a package, is for seasonal settlement (for example timber movement) and not for new design wishes.
We warrant that workmanship will be carried out with reasonable skill and care consistent with a specialist home-improvement studio. Maker warranties on appliances, coatings, and hardware are passed through to you. We do not warrant against ordinary wear, household accidents, moisture from leaks you have not asked us to remedy, or work altered by others after handover.
To the fullest extent permitted by applicable law, Landereien is not liable for indirect or consequential loss, loss of enjoyment, or loss of profit. Our aggregate liability arising from a project is limited to the fees paid to us for that project, except where liability cannot be limited (including for death or personal injury caused by negligence, or for fraud). This website and its calculators are provided “as is”; we do not warrant uninterrupted availability or that estimates will match a future contract sum.
Unless you tell us otherwise in writing before photography, we may photograph completed rooms for our portfolio, website, and social channels, without identifying the household by full name or precise location. If a home is private and you withhold consent, we will not publish identifiable images. Stock and location photographs on this site illustrate atmosphere and typology; they are not a guarantee that your house will look identical.
The site may load fonts, icon libraries, and photographs from third-party networks. Share buttons open external services (for example Facebook, LinkedIn, or Pinterest) under those services’ terms. We are not responsible for third-party sites. Do not send payment card details through the public forms on this website.
If you subscribe, we will send occasional notes about home-improvement ideas, materials, and studio news. You may unsubscribe at any time using the unsubscribe page or the link in a message. Subscription is not a project contract.
We may update these Terms to reflect new services, legal requirements, or site features. The date at the top of this page will change. Continued use of the site after an update constitutes acceptance of the revised Terms. Project agreements already signed remain governed by the version attached to that agreement unless both parties agree otherwise.

If any part of these Terms is held unenforceable, the remainder continues in effect. These Terms, together with a signed project agreement where one exists, are the entire understanding between you and Landereien regarding the subject matter, and they replace prior informal discussions.
